1. About BoaTenure

BoaTenure is a property investment analysis tool operated by D B Properties & Investments Limited. By using this service, you agree to these terms.

2. Not financial advice

BoaTenure provides analysis tools and data to support your research. It does not constitute financial, tax, or legal advice. Always consult a qualified professional before making investment decisions.

3. ClauseCheck and paid reports

ClauseCheck produces an AI-generated preliminary review of documents you upload. It is not legal advice, is not produced by a solicitor or licensed conveyancer, and does not tell you whether a property is safe to buy. It may miss or misread clauses, particularly in poorly scanned documents. Always have a qualified solicitor or licensed conveyancer review the full legal pack before bidding on a property.

A paid ClauseCheck report is generated and delivered immediately once you purchase it. Under the Consumer Contracts Regulations 2013, you would normally have a 14-day right to cancel a purchase of digital content. By ticking the confirmation box at checkout, you expressly request immediate delivery and agree to give up that cancellation right for that specific report.

Because of this, we do not offer refunds once a report has been successfully generated. The exception is a genuine technical failure: if an analysis you paid for does not complete (for example, it errors or times out before producing a report), the credit is automatically returned to your account rather than being spent.

4. Accuracy of data

While we strive for accuracy, calculations and data are provided on an “as-is” basis. Tax rules, interest rates, and market data may change. We recommend verifying critical figures with your accountant or solicitor.

5. Your account

You are responsible for maintaining the security of your account credentials. Do not share your login details with others.

6. Acceptable use

You may not use BoaTenure for any unlawful purpose, attempt to reverse-engineer the platform, or scrape data from the service without permission.

7. Limitation of liability

To the fullest extent permitted by law, D B Properties & Investments Limited shall not be liable for any indirect, incidental, or consequential damages arising from your use of BoaTenure.

8. Changes to these terms

We may update these terms from time to time. Continued use of BoaTenure after changes constitutes acceptance of the updated terms.
