Not a separate financial model: here's why, and where to actually run the numbers
It's a way of helping a motivated seller (someone stuck on the market, facing repossession, going through probate, or just wanting a faster, guaranteed sale) get what they need faster than a normal estate agent sale would. It's a negotiation approach, not a distinct way of calculating a deal.
